When are my taxes due?

The first installment is due October 20th and the second is due December 20th. for mobile/modular homes payment is due April 1st of each year.

What penalties can I incur if I am late?

After the due date, for property, a 5% penalty on the first installment if not paid by the due date, penalty and interest will accrue at the rate established by law, 48-2-40 & 48-2-44; interest accrues at 0.54% per calendar month or any part thereof (6.5% annually) on any amount remaining after the due date. Additionally, a penalty of 5% will be added if any portion of the tax bill remains unpaid 120 days after the due date; then an additional 5% on the remaining balance after every 120 days, not to exceed 20%. If the property taxes remain unpaid, the tax commissioner has the right and responsibility to levy on the property for non-payment. Of course we consider this a last resort for tax collection and prefer to use other collection methods.
