Property tax bills are generally mailed and poster here about a month before your taxes are due. Please note that you do not receive your Property Tax Bill by mail if your property taxes are paid through a bank or mortgage servicing company or if you have a zero balance. 


What are the due dates for paying my property taxes?

NYC's Property Tax (Fiscal) Year is July 1 to June 30. You either pay your property taxes two or four times a year, depending on the property's assessed value. 

  • If your property's assessed value is less than $250,000, bills are mailed quarterly (4 times a year). The due dates are July 1, October 1, January 1 and April 1. 
  • If your property's assessed value is more than $250,000, bills are mailed semi-annually (2 times a year).  The due dates are July 1 & January 1. 

If your payment due date falls on a weekend or a federal holiday, your payment is due the next business day.

What are the tax rates?

Your property tax rate is based on your tax class. There are four tax classes. The tax rates are listed below for the tax year 2018/2019: 

  • Class 1 - 20.919%
  • Class 2 - 12.612%
  • Class 3 - 12.093%
  • Class 4 - 10.514%
