Are there any discounts for early payment of property taxes?

Yes, Miami-Dade Tax Collector's office offers the following discounts for the early payment of property taxes:

  • 4% if paid in November
  • 3% if paid in December
  • 2% if paid in January
  • 1% if paid in February
  • Gross tax if paid in March, no discount applies

When are property tax payments due?

Real Estate Taxes and Tangible Personal Property Taxes are collected on an annual basis by the Miami-Dade Tax Collector's Office. The tax year runs from January through December.

Notices for the calendar year are mailed on or before November 1. They become delinquent on April 1 of the following year in which they were assessed.

What is the fee for delinquent taxes in Miami-Dade County?

Real Estate Taxes become delinquent on April 1 of the following year in which they were assessed. As of April 1, 3% interest is added to the gross tax amount due plus advertising costs and fees. Discounts do not apply to delinquent payments.

Unpaid Tangible Personal Property Taxes become delinquent on April 1 each year, at which time interest accrues at 1.5% per month (18% per annum) plus advertising and fees are added.
