Will I get any discount if I pay my taxes early?

In Martin County, tax bills are usually mailed out on or before November 1st. You will get a discount of 4% if you pay within 30 days after the mailing date. Discount will be 3% if you pay in December, 2% for paying in the month of January, and 1% for paying in the month of February. There will be no discount if you pay in March.

When will my taxes become delinquent?

If you don't pay property taxes till the last day of  March then your tax will become delinquent on April 1st. According to the law, a penalty of 3% will be charged. If you still don't pay then Tax collector will advertise the delinquent parcels in local newspaper for three consecutive weeks once in a wee before Tax Sale. The charges of advertisement will also be added in your tax.

What is tax certificate?

Usually from first day of June, the tax collector held a sale of tax certificate. The purpose of tax certificates is to show liens on unpaid property taxes. To buy certificate, you first have to pay all your pending taxes. This tax certificate  will be valid for seven years. If you buy a tax certificate, then you are actually paying the pending taxes and penalties for property owner  for getting a good bid rate of return on his investment.
