What period of time does my tax bill cover?

Your Real Estate Tax Bill does not cover any specific time period. The first bill is based on half of the previous years tax rate. The second bill is when the rate is set this will determine if your taxes will be higher or lower. Taxes will be prorated from April 1st of that year. When should I expect to receive my tax bill?

The City of Manchester NH's billing year starts April 1st, and ends March 31st, the following year, the bills are mailed twice each year, and we collect taxes semi-annually. Payments are due July 1st or thirty days after mailing, and December 1st or thirty days after mailing..

The July bills are estimates, and considered only partial payments towards that year's tax. Each is based on one half of the prior year's tax rate. The December bill is final bill for the year. My real estate bill has the wrong mailing address, how do I change it?

If the address on your bill is incorrect you will need to do an address change with the Board Of Assessors'
